About
I photograph homes for listing agents, short-term rental hosts and a few architects. It is a one-person studio, so the person who answers your email is the person who shows up with the tripod.
I shoot mostly with the available light and add flash only to hold the view through a window. Verticals are straightened, colour is matched from room to room, and I remove things that will not be there at the showing, like a cord, a bin or a magnet on the fridge. I do not remove anything permanent, and I do not add rooms or square footage.
You get the edited set by download link, in full size and in a smaller size for listing sites.

Within 35 miles of downtown Minneapolis there is no travel fee. That includes St. Paul, Edina, Bloomington, Minnetonka, Maple Grove, Woodbury and Eden Prairie.
From 35 to 60 miles I add $40. Further than that, write to me and I will quote it.

No. A lockbox or a key left with a neighbour is fine. If nobody is there, please have the lights switched on and the beds made before I arrive.
Clear counters, put away personal photos and laundry, close toilet lids, and move cars off the driveway. I send a short checklist when the booking is confirmed.
Interiors are shot anyway. Exteriors, drone stills and twilight shots need dry weather, so I come back within a week at no charge to redo them.
You, your brokerage and the listing sites for the sale or rental of that property. Architects get a separate portfolio licence for their own work, and I will put it in writing.
Yes. Moving it more than 24 hours ahead is free. Inside 24 hours there is a $50 fee, because the slot cannot be given to anyone else.
By a download link that stays active for 30 days. Each photo comes in full size and in a web size of 2048 pixels on the long edge.
